The engagement is a mandate from our capital partner client to originate high yield debt, secured by commercial and multifamily real estate, and compliments AVANT’s conventional lending programs.

AVANT can now assist borrowers that require a quick closing because loan approvals are based upon internal valuations that do not require an appraisal.

• Refinance unencumbered real estate quickly to gain equity for opportunistic acquisitions

Basic loan parameters of the lending program are:

• Loan amounts from $250,000 to $5,000,000
• Fixed interest rates from 12.00% to 15.00%
• Loan fees from 3.00% to 6.00%
• 50% to 70% LTV
• 6 to 18 month terms, with extensions
• Properties located in Northeast corridor and Texas. Other core markets will be considered.
• Property types under consideration include multifamily, industrial, office & retail
• No appraisal required
• Closing timeframes range from five to fifteen days

Office Building, Fairfield county CT Avant Capital Partners provided a loan for the acquisition of a 65,000 SF Class "A" Office building located in Fairfield County, CT. The Property was acquired vacant and the interest-only loan carries a 12-month term with no prepayment penalty. The loan request was closed within 72 hours of Borrower acceptance of terms and no appraisal was required.
